Ecology launches new mortgage for Scottish first-time buyers

Published: 16th September 2026

We’ve launched a new mortgage to help first-time buyers in Scotland take their first step onto the property ladder.

Our First Homes Mortgage (Scotland) is available to people buying through the Scottish Government’s First Homes Fund. The fund can provide up to £10,000 towards the purchase of a first home.

Ecology has become the 11th official lender to support the scheme.

Helping make home ownership more accessible

Rising house prices and the challenge of saving for a deposit can make buying a first home feel out of reach.

Our new mortgage can provide up to 95% loan-to-value (LTV) on homes worth up to £300,000. This means eligible buyers may only need to fund 5% of the property value through their deposit and support from the First Homes Fund.

Gareth Griffiths, Ecology’s Chief Executive Officer, said:

“For many aspiring homeowners, the dream of buying a first home can feel increasingly out of reach. Rising house prices and the challenge of saving for a deposit mean too many people are locked out of home ownership.

“The Scottish Government’s First Homes Fund is helping to change that, and we’re delighted to launch a mortgage designed specifically to work alongside it.”

The mortgage:

  • Is available on new-build and existing homes worth up to £300,000.
  • Offers lending of up to 95% LTV.
  • Includes a free standard valuation.
  • Is available to permanent Scottish residents aged 18 or over.
  • Requires at least one applicant to be a first-time buyer.
  • Is subject to Ecology’s eligibility and lending criteria.

Your home may be repossessed if you do not keep up repayments on your mortgage.

Gareth added:

“Through our work with Discounted Market Sale homes, cohousing, self-builds, conversions and now the First Homes Fund in Scotland, we’re building a broader range of options for people who need a lender willing to look at their circumstances and the kind of home they want to create.

“That wider commitment is central to Ecology’s purpose. We want our mortgages to support people whose route into a home may not fit the conventional mould, while continuing to support better homes, stronger communities and a more sustainable future.”
